About our beach cottage & Craftsman home painting

Our team provides primer and finish chosen for coastal moisture, delivering painting that holds up beside the Pacific for both residential and commercial projects. The crew that walks your house is the crew that paints it, and we write a scope naming the lead-safe steps, the repairs, the primer and the number of coats before work begins.

From soft sill boards and old paint layers to masking tight against the next house, our team handles every detail. Serving Carlsbad Village, the Barrio and nearby Encinitas, we treat every older house as a repair job first and a color job second.

Lead paint and pre-1978 cottages

The northwest quadrant of Carlsbad, where the Village and the Barrio sit, is the oldest settled part of the city. Its housing runs from 1950s cottages and bungalows to 1960s ranch houses. Every one of those was built before 1978, the year the federal ban on lead paint in homes took effect, so old layers on the siding, trim and porch rails may contain lead.

Why it changes the job

Lead is a hazard mostly as dust and chips, and the practices that create the most dust are dry scraping, dry sanding, torching and machine sanding without filtration. The EPA and HUD prohibit those methods for exactly that reason. Paint work that disturbs painted surfaces in homes built before 1978 is covered by the EPA renovation, repair and painting rule.

What we do instead

Test the suspect surfaces with an EPA-recognized test kit before anything is sanded. Contain the work area with plastic sheeting and keep the crew, pets and neighbors out of it. Use HEPA vacuums and wet methods, and clean the ground and porch at the end of each day. Keep the plan in writing so you see it before the work begins. Where the test kit comes back negative, the job is simpler and the estimate says so. We describe these as lead-safe practices, not as a promise about your particular house.

Repairing wood before painting it

A coating over soft trim hides rot for a season and then lets go. Preservation guidance for older woodwork warns that harsh removal methods can permanently damage the wood, and that the layers of old paint are part of the record of the house, so we aim for careful, limited prep instead of stripping to bare boards.

The walk

Before a scope is written we probe sills, the bottoms of window casings, porch columns and fascia with a tool, because rot begins where water sits.

Repair or replace

Small soft spots are cut out and rebuilt with wood filler. Sections that are past saving are replaced with matching profile boards, and the estimate lists each one by location.

Craftsman details

American Craftsman houses, also called California bungalows, are known for exposed rafters, deeply overhanging eaves, a wide front porch and low-pitched gabled roofs. Those details are a lot of small wood surfaces, each with a lower edge that collects moisture, and each one is caulked and primed before finish.

Salt air and old paint layers

Older homes in Carlsbad's coastal quadrant call for finishes that resist moisture and salt spray. Summers are overcast and cool with fog off the Pacific, and that marine layer slows the drying of exterior paint, so a coating that is applied over damp wood can trap the moisture it should shed.

  • Prime bare wood the same day it is exposed rather than leaving it to weather.
  • Choose a primer and finish for coastal exposure, not the default used on an inland tract house.
  • Paint on days when boards are dry, and let the marine layer burn off before the wall is coated.
  • Back-prime new boards on the faces you cannot reach later.

Hot, dry Santa Ana winds arrive occasionally in fall and dry out the wood the opposite way, which is why we watch the weather across the whole job rather than only on the first day.

Small lots and close neighbours

Many older Village and Barrio lots are small, and a neighbor's wall may sit an arm's length from yours. That makes overspray control and masking the working core of the job, not an afterthought.

Masking

Cars, windows, plants and neighboring fences are covered before any sanding or spraying, and we brush and roll on days when the wind would carry a spray.

Notice

We can give neighbors a courtesy note about the schedule, and the written estimate states start and finish dates so no one is surprised by a ladder at the property line.

Access

Tight side yards mean hand tools, planks and extension ladders in place of large equipment, and the estimate says which are needed.

Windows, porches and the small parts

Older houses are made of small parts, and small parts are where a cheap repaint fails first. A porch has railings, balusters, columns, steps and a ceiling; a bungalow has window sashes, casings, brackets and gable vents. Each part is its own prep task.

Windows and doors

Sashes are checked for glazing that has cracked, casings for open joints, and thresholds for the swelling that comes with standing water. We do not paint windows shut, and moving parts are freed before they are coated.

Porches and steps

Horizontal surfaces hold water, so porch floors and stair treads get a primer and a floor enamel suited to foot traffic. Column bases and rail ends, the places where water is trapped, are sealed and primed first.

Eaves and rafter tails

On Craftsman houses the exposed rafters and overhanging eaves are on the weather side of every wall. They are inspected from a ladder or plank and the ends are sealed before finish, because a rafter tail is where moisture enters.

What cottage repainting costs

Repainting a beach cottage or Craftsman bungalow in Carlsbad is typically estimated at roughly $15,000 to $60,000, and the range is wide because repair and lead-safe work vary more from house to house than the painting does.

  • Square footage of siding and trim, and the number of stories.
  • Condition: the number of soft boards, failed caulk joints and areas of peeling.
  • Lead-safe containment, testing and cleanup on pre-1978 surfaces.
  • Coastal-grade primer and the number of finish coats specified.
  • Access on small lots, including scaffolding or planks.
  • Number of colors, trim details and porch elements.

These are estimates and can change once we have walked the house; the written quote sets the final price.

Colors and Finishes

The process

How a Painting Job Runs

Four steps, and nothing is painted until you have approved the scope and the colors.

  1. The walk

We walk the house or property with you, look at the stucco, the trim and the old coating, and note what the sun, the salt air and the marine layer have done to each side.

  2. The written scope

You get the prep, the products, the colors and the dates in writing. For an association or a building, the scope is phased so residents and tenants know which day is theirs.

  3. Prep, then paint

Washing, scraping, patching and caulking come first, because that is what the paint holds on to. Then primer where it is needed and the finish coats.

  4. The final walk

We walk it again with you before we call it done, and touch up anything you point at.

Questions

Beach Cottage & Craftsman Home Painting: Common Questions

Does my Carlsbad home have lead paint?

If it was built before 1978, it may. We test the surfaces to be disturbed with a recognized test kit, and if lead is present we work with containment and HEPA cleanup. A negative result simplifies the scope.

Do you strip the old paint completely?

Usually not. Careful limited prep to sound layers is safer and gentler on old wood than stripping to bare boards, and total removal destroys evidence of the house's original paint. If a section is failing badly, we remove that section only.

Can you match the original look of a Craftsman house?

Yes. We work to your color choice, painted as samples on your own wall first, and we keep the trim and rafter details crisp rather than filling them with paint.

What if you find rot when you start?

Soft wood is flagged on the first walk where we can see it. If more turns up once a board is pulled, we show you, quote the repair in writing and only proceed once you agree.

Will the neighbors be affected?

We mask fences, cars and plants, avoid spraying in wind and can give neighbors a courtesy note about the schedule. Tight lots are our normal working conditions.

How long will the finish hold up near the ocean?

It depends on prep, the primer and how exposed the wall is, so we do not quote a number of years. What we control is a coastal-grade primer, sealed joints and dry wood at the time of painting.

Do you paint historic homes under association or city rules?

If your property has covenants or a city requirement, tell us at the estimate and we will work inside them. Ask the city about anything that applies to your street.

Can you repaint just the porch and trim?

Yes. Porches, railings, window casings and doors can be scoped on their own, with the same repair-first order. We tell you at the walk if the siding around them will make the new trim look tired.

What colors work on a beach cottage?

That is your call, and we support it with samples painted on the house. Lighter tones show less fade near the ocean, but we would rather show you the two or three you like than guess.

Is the estimate free?

Yes. We walk the house, probe the wood, run the lead test where it applies and give you a written estimate. Call us or send the request form.
