Why garage floor coatings fail

Most garage floors that peel were never given a chance. A coating sits on the surface of the slab, and if the surface is dirty, sealed, damp or smooth, the film has nothing to hold. The failure shows up as lifting at the doorway, peeling in the wheel tracks, or blisters across the middle.

One-can floor paint

Many products sold as epoxy floor paint are one-part coatings that dry by evaporation, not two-part systems that cure by reacting. A true epoxy resin is a precise mix of two components that form a hard, tough, well-bonded coating, and that is the kind we install.

Hot tires

Tires reach about 140 degrees Fahrenheit during summer driving. That heat can loosen the grip of a coating that sits on top of the concrete, and where a car parks in the same spot, the floor lifts in patches. Hot tire pickup is a top complaint about garage floors, and the topcoat choice matters as much as the base.

Skipped prep

Oil, curing compounds and old sealers stop a bond. Cleaning and degreasing are the start of the work and not an optional extra.

Moisture, grinding and cracks

A moisture test on the slab comes before any coating, because vapor pushing up through concrete lifts the film from below. Excess moisture in a slab can cause blistering, failed adhesion and efflorescence salts, and growth of mold and mildew.

Testing the slab

Two standard tests exist. ASTM F1869 uses a sealed calcium chloride dish on the surface to measure moisture vapor emission over a period of days. ASTM F2170 measures relative humidity inside the slab with probes set into drilled holes. They measure different things, and neither one defines a pass or fail; the limit comes from the coating manufacturer's product data. We pick the test the product calls for and write the result on the scope.

Grinding, not etching

Grinding opens the concrete for a bond that acid etching often does not reach, so the prep method is stated in the estimate. The industry scale for concrete surface profile runs from CSP 1, the near-smooth result of acid etching, up to CSP 10. Standard epoxy primers typically target CSP 2 to 3, and diamond grinding delivers that range reliably. Etching is now largely deprecated because of inconsistent results.

Cracks and joints

Cracks are opened, cleaned and filled with a repair material, then scraped flush so they do not read through the finish. Control joints are treated on purpose instead of being buried.

When the slab reads wet

If the test shows high moisture, a moisture control system is applied first. These are roller-applied epoxy barriers made to bring emission down to acceptable levels, and a two-coat version addresses weak spots that could fail later. The added step is written into the estimate so it is never a surprise.

Base coat, flakes and topcoat

Once the slab is ready, the coating goes down in layers, each with a job.

1. Base coat

The two components are mixed, poured onto the floor in ribbons and spread with a squeegee and roller. The base coat is the layer that bonds to the ground concrete.

2. Flake broadcast

Flake broadcast into the base coat hides small slab flaws and gives the topcoat something to grip. In a full broadcast, flakes are scattered over the wet coat until it is covered, then the excess is scraped and vacuumed off once it has cured. A random broadcast leaves the base color showing through.

3. Scrape and sand

The floor is scraped to knock down loose flakes and left with a smooth profile before the final coat.

4. Clear topcoat

A clear topcoat of urethane, polyaspartic or clear epoxy seals the flakes and resists abrasion and UV. This matters in a garage that gets afternoon sun through the door: epoxy left exposed can chalk out under UV and yellow over time, and the topcoat is the protection against that. Optional anti-skid

A grip additive can be mixed into the topcoat for the area near the house door or the ramp.

Dust control

Grinding makes fine concrete dust. Grinders run with vacuum attachments, the door to the house is sealed, and the space is cleaned before the coating is mixed, since dust left on the slab becomes a flaw in the film.

Walls, door and edges

The base of the walls, the door tracks and the threshold are masked so the coating ends in a clean line. If the garage walls or door need repainting, that can go on the same scope.

Handing the garage back

We walk the floor with you, check the edges and the topcoat, and go over what to keep off it and for how long according to the product data. The date is written on the estimate, so you know when the cars can return.
