About our exterior house painting

Our team provides wall, trim, door and garage door painting in one planned sequence, delivering a finish that nothing later in the job scuffs, for both residential and commercial projects. The crew that walks your house with you is the crew that paints it, and we write a scope naming the prep, the primer and the number of coats for each elevation before anyone sets up a ladder.

From scraping and caulking the side that bakes in the afternoon to the last coat on the garage door, our team handles every detail. Serving Carlsbad, Encinitas, Solana Beach and Del Mar, we treat the outside of a house as one job with one order.

Elevation by elevation

A Carlsbad house does not weather evenly. In the Northern Hemisphere the sun crosses the sky to the south and sets in the southwest, so the south and west faces catch the most sun, and that is where a coating breaks down first. We do not estimate a house as four identical walls. We walk each elevation and write down what it needs.

The sun-facing side

Sunlight and dew break down the binder in old paint, and the surface turns to a chalky powder you can wipe off on your hand. New paint sticks to that powder instead of the wall, so the elevation that takes the afternoon sun gets the hardest prep: washing, scrubbing where the powder is thickest, spot priming and fresh caulk at every open joint.

The shaded side

A north wall under an eave usually needs less scraping and more cleaning. It holds damp longer, so it is checked for soft trim and stained surfaces before a brush touches it.

The side the wind works on

Hot, dry Santa Ana winds arrive on a few days each year, mostly in the fall. Wind like that dries a coat too fast and carries grit onto anything wet. On those days the crew moves to prep, masking and back-priming, and the finish coats wait for calm air. That is a scheduling choice, and it is written into the plan rather than left to the day.

Prep that decides the result

Most paint failures start under the paint. Peeling usually traces back to a surface that was not treated properly, and moisture is the most common cause of failure on wood. Prep is therefore where the estimate is won or lost, and it is the line we itemize most closely.

  • Washing off dirt, chalk and mildew so the primer meets a clean surface.
  • Scraping and sanding every edge where old paint has lifted, then feathering it flat.
  • Replacing rotted trim boards rather than painting over soft wood.
  • Caulking gaps at trim, windows and siding joints that the weather has opened.
  • Spot priming bare wood, patched stucco and stained areas, so the topcoat dries evenly across the wall.

Primer does three jobs here: it improves adhesion, seals porous surfaces and hides the previous finish. We match the primer to the surface, one product for bare wood and another for patched stucco, and the written scope names which goes where.

If your house was built before 1978, the EPA's lead rules for paid work that disturbs paint apply, and we follow lead-safe work practices: containment, careful cleanup and no dry sanding of old coatings.

Every surface in one sequence

The order of work matters as much as the paint. Painting the doors first and the walls after means overspray and drips on finished surfaces. Painting the walls first and trim after means the ladder marks the walls. The sequence below is built to avoid redoing anything.

Wash and repair

The whole exterior is washed and dried, then damaged wood is replaced and joints are caulked.

Prime and prep

Bare and repaired spots get primer, and everything else is scuffed or scrubbed so the new coat bonds.

Fascia, eaves and gutters

The highest parts of the house go first, so drips fall onto surfaces that are still to be painted.

Walls

Body color goes on one elevation at a time, worked from the top down, with edges kept wet to avoid lap marks.

Trim, windows and doors

Trim follows the walls so the crisp lines are never touched by a later step, then entry doors and the garage door are painted last, when nobody is walking through them.

Walkthrough

We walk every side with you and note anything for the punch list before the job closes.

Changing the color of your house

A color change adds steps a same-color repaint does not have. Going darker or lighter can show through a single coat, so the plan may add primer or an extra topcoat, and the written scope says which.

Color also behaves differently on the wall than on a chip. Light reflectance value measures how much light a color reflects, from none to all of it, and darker colors absorb more light and heat. In direct Carlsbad sun a deep color on a south wall works harder than the same color in shade, so we paint samples on your own wall, on the sunniest and shadiest elevations, and you look at them in the morning fog and the afternoon light before we order a gallon.

Many Carlsbad neighborhoods sit under associations, including the master-planned communities in the southeast of the city. Where yours does, an approved palette often comes first. California law asks an association to decide on proposed changes in writing and to explain any disapproval, so we can prepare a color sheet and the sample photographs for your architectural committee before the first can is opened.

Exteriors for association boards and owners of several buildings

Community managers and owners of multi-building properties get the same elevation-by-elevation reading, applied across a site. We submit product data for approval, paint a mockup area for the board to sign off, and lay out a written schedule by building so residents know which side of which building is masked on which day. Send the building count, the plans or the reserve study and we will price the bid from what we find on the walls.

What an exterior repaint costs in Carlsbad

An exterior repaint in Carlsbad is typically estimated at roughly $4,000 to $18,000, and the width of that range comes from the house rather than the paint. The main drivers:

  • Square footage of wall and the number of stories, including access for second floors and slopes.
  • Surface condition, which sets the repairs: rotted trim, cracked stucco, peeling and bare wood.
  • The number of colors and sheens, and the count of trim pieces, windows and doors.
  • Product grade, and whether the color changes or stays the same.
  • Protection for landscaping, patios and furniture.
  • Lead-safe practices on houses built before 1978.

All of these numbers are estimates and can change once we see the walls. The written quote you receive after the free walk sets the final price, and the start date and length of the job are written on it.

Colors and Finishes

The process

How a Painting Job Runs

Four steps, and nothing is painted until you have approved the scope and the colors.

  1. The walk

We walk the house or property with you, look at the stucco, the trim and the old coating, and note what the sun, the salt air and the marine layer have done to each side.

  2. The written scope

You get the prep, the products, the colors and the dates in writing. For an association or a building, the scope is phased so residents and tenants know which day is theirs.

  3. Prep, then paint

Washing, scraping, patching and caulking come first, because that is what the paint holds on to. Then primer where it is needed and the finish coats.

  4. The final walk

We walk it again with you before we call it done, and touch up anything you point at.

Questions

Exterior House Painting: Common Questions

Why do you look at each side of my house separately?

Because the sun-facing walls chalk and fail first, and the shaded ones fail for other reasons. Reading each elevation lets the scope put the hardest prep where the old coating has broken down most.

In what order do you paint the outside of a house?

Wash and repair first, then prime, then fascia and gutters, then walls from the top down, then trim and windows, and last the entry and garage doors. The order keeps drips and ladder marks off finished work.

Will you paint when it is windy?

Not the finish coats. Dry wind dries paint too fast and blows grit into it. Windy days are used for prep, masking and priming, and finish coats wait for calmer air.

Do I need approval before changing my house color?

If you live in an association, probably yes. Your governing documents say, and the board must answer a request in writing. We can prepare the color sheet and sample photos to send with your request.

Can you paint the garage door and gutters at the same time?

Yes, and it is better that way. Gutters go early in the sequence and the garage door goes last, so both match the new walls and neither is scuffed by later work.

What if my house was built before 1978?

We use lead-safe work practices, which means containment, careful cleanup and no dry sanding of old paint. Tell us the age of the house when you call and we will build it into the scope.

How much does an exterior paint job cost in Carlsbad?

Most houses are estimated at roughly $4,000 to $18,000, depending on wall area, stories, repairs and colors. The written quote after our free walk sets the final price.

Do you handle apartment or association exteriors too?

Yes. Send the building count, plans or reserve study and we will build a bid with product data, a mockup and a schedule by building.
