Coastal terrace: fog and salt on the west side
Encinitas sits on a rugged coastal terrace that ends in bluffs, and the bluffs are subject to collapse. For a paint job that has two consequences: weather comes straight off the water onto the west side, and we keep ladders and lifts well back from any bluff edge unless you have walked the ground with us first.
The weather side has a rhythm of its own. The cold California Current cools the air over the water, and the resulting marine layer brings the cloud and fog Encinitas knows as May Gray and June Gloom. Solar warming burns that layer off, so an exterior wall can stay damp through the morning. We do not coat a surface that has not dried, and we follow the coating's product data sheet for the conditions it needs rather than starting on a schedule that suits the calendar.
The west side also carries salt exposure. That changes the sequence, not just the product.
- Wash the wall so salt film and chalk do not sit under the new coat.
- Spot-prime bare wood, rusting nails and metal flashings before any finish goes on.
- Choose a coating system suited to salt exposure, and write it into the scope by name.
- Paint the return of every trim board, where wind-driven moisture gets in first.
East-side and ridge-top houses see less of this, and their scope is usually shorter as a result.
